Sheepdog Property Management Risk Mitigation Plan: Terms & Eligibility
Sheepdog Property Management provides a risk mitigation plan designed to protect landlords from financial losses due to tenant defaults or pet-related damages. Below are the eligibility requirements, coverage details, and terms of the program.
Eligibility & Coverage
The risk mitigation plan is available to landlords who maintain an active account in good standing with Sheepdog Property Management and have no violations of the property management agreement. Coverage under this plan is only active while the property is managed by Sheepdog Property Management. Coverage under this plan ends upon termination of the property management agreement. Claims will not be honored if the agreement has been terminated. If an eviction process has not already been initiated prior to termination, the claim is no longer eligible for coverage, and Sheepdog Property Management will not administer or support eviction proceedings for former clients.
Only tenants placed by Sheepdog Property Management and under a lease agreement executed by our team are eligible for coverage. The lease must have a start date of [INSERT DATE] or later for inclusion in the program.
Tenants participating in government-subsidized housing programs, including Section 8, are not eligible for eviction-related coverage under this plan.
Eviction Coverage & Legal Process
If a tenant defaults on rent, Sheepdog Property Management has the sole discretion to determine if and when eviction proceedings will begin. The eviction process, including all legal filings, will be managed by Sheepdog Property Management on the landlord's behalf.
In the event of a qualifying eviction within the first twelve (12) months of tenancy, Sheepdog Property Management will reimburse up to one (1) month’s rent and cover up to $1,500 in eviction-related legal fees, after application of any remaining security deposit.
Sheepdog Property Management will make reasonable efforts to recover the costs from the tenant before applying risk mitigation funds. Any amounts collected from the tenant will be applied first to outstanding balances before any reimbursement is issued.
Coverage is limited to a maximum of two (2) eviction-related claims per landlord per calendar year.
Security Deposit Handling & Pet Damage Coverage
Any costs associated with damages, including those from approved pets, will first be deducted from the tenant's security deposit. If the security deposit does not fully cover the damages, Sheepdog Property Management will cover the remaining amount up to the plan's maximum payout of $1,500.
This guarantee applies only to pets that have been approved by Sheepdog Property Management. It does not apply to unauthorized animals, including those not disclosed to management. Assistance animals, including service animals and emotional support animals as defined by Fair Housing laws, are not considered pets and are not subject to this plan’s coverage terms.
Payout Terms & Limitations
Reimbursement will only be issued after the tenant has vacated the property and the security deposit disposition has been completed.
Sheepdog Property Management retains a first claim position against any tenant for payments recovered due to legal fees or damages.
Sheepdog Property Management’s total annual liability under this plan shall not exceed 3% of its gross annual management fee revenue. If qualifying claims exceed this amount, funds may be distributed proportionally or on a first-approved, first-paid basis at Company’s discretion, unless otherwise agreed in writing.
Sheepdog Property Management may modify or discontinue this plan at any time with thirty (30) days’ written notice to landlords. Changes will apply only to new leases and will not affect claims already approved under prior terms.
This plan is structured to provide landlords with additional protection against financial loss while ensuring all necessary legal steps are followed.
